Why does Scarborough cost more than Redcliffe?
Location, mostly. Scarborough sits on the northern tip of the Peninsula, with Scarborough Beach and the Scarborough Boat Harbour right there. If you fish, sail, or just want to walk to the water every morning, that's hard to find anywhere else in Moreton Bay.
Buyers pay for it. Scarborough's house median of $1.37m sits well above Redcliffe 4020 at $1.07m and Kippa-Ring 4021 at $971k. Within the 4020 postcode, only Newport, with its canal homes at $1.59m, is higher. If you want the full Peninsula picture, our Redcliffe Peninsula property market update lays out every suburb side by side.
What's actually selling in Scarborough?
Two things stand out in the last 12 months of sales.
Units are a big slice of the market. 104 units sold, against 152 houses. That's a much higher share of units than Kippa-Ring, where 51 units sold next to 135 houses. In Scarborough, plenty of buyers want the water and the harbour without a big yard to look after, and units are how they get it.
Houses grew faster than units. House values rose 15.1%, units 12.8%. That's the opposite of the pattern in Redcliffe 4020, where units grew 23.5% and houses 11.0%. In Scarborough, the house on its own block is where most of the growth has landed.
How fast do Scarborough homes sell?
Houses took a median 29 days, the same as Woody Point. That's slower than Clontarf at 17 days or Kippa-Ring at 14 days, and it makes sense. At a higher price point, fewer buyers can stretch to it, so each serious buyer matters more and the right one can take a little longer to appear.
Units took a median 35 days. If you're selling a unit here, the first couple of weeks of the campaign do the heavy lifting. A unit that's priced right and well presented from day one gets the attention of every active buyer at once. One that's tested high and then adjusted tends to drift.
Days on market is a median, not a promise. Half of Scarborough's homes sold faster than these figures, and half took longer. Price, condition and presentation decide which half yours lands in.
What do Scarborough rents look like?
The median house rent is $720/wk, ahead of Redcliffe 4020 and Kippa-Ring 4021, both at $650/wk. Units rent for a median $650/wk. Tenants, like buyers, will pay more to be near Scarborough Beach and the harbour.
For investors, that's a higher rent on a higher purchase price, so run your numbers on both sides before you fall for the view.
Buying in Scarborough: what helps
- See homes before the portals do. Kindred introduces homes to active buyers in its database before they go live online. Sign up for pre-market property alerts and tell us what you're after.
- Don't read a 29-day median as time to dither. The well-priced homes in Scarborough still go early in their campaigns. Have your finance sorted before you start inspecting.
- Look along the Peninsula if your budget is tight. Woody Point houses have a $1.13m median, with the Woody Point Jetty on Bramble Bay, and Margate sits at $1.09m, with Margate Beach. Our 4019 suburb comparison sets them side by side.
- Check both property types. With 104 units sold in the last 12 months, there's a real choice here, and a unit can be the more affordable way into the suburb.
Selling in Scarborough: what helps
Buyers at this level compare carefully, and they often drive around the whole Peninsula before they commit. Your campaign needs to make the case for Scarborough, and then for your home.
- Know who's looking before you list. Our buyer demand calculator shows how many buyers are searching for a home like yours.
- Lead with the location. Walking distance to the beach or harbour, water glimpses, the morning light: put it in the photos and the first line of the copy.
- Price for the first two weeks. That's when every active buyer looks at once. Get it right then and you're working with the market, not chasing it.
