The three 4019 suburbs sit within a few dollars of each other on price, but they behave very differently. Woody Point 4019 has the highest house median at $1.13m, Clontarf 4019 grew fastest at 16.6% and sells quickest at 17 days, and Margate 4019 sits in the middle on almost everything (CoreLogic, August 2026). Here's how they compare, measure by measure.
House prices: how close are they?
- Woody Point: $1.13m
- Margate: $1.09m
- Clontarf: $1.07m
Close. All three sit just above seven figures, with Woody Point ahead. If you're buying, your budget probably works in any of the three, so the choice comes down to which suburb suits you.
Which 4019 suburb grew fastest?
- Clontarf: up 16.6%
- Margate: up 15.8%
- Woody Point: up 9.9%
Here the gap opens up. Clontarf and Margate both grew faster than Redcliffe 4020 at 11.0%. Woody Point, starting from a higher base, grew more slowly. For buyers that can mean less catching up to do. For owners, Clontarf and Margate have had a strong year.
How quickly do houses sell?
- Clontarf: 17 days, 153 sold
- Margate: 23 days, 137 sold
- Woody Point: 29 days, 105 sold
Clontarf is the busiest and fastest of the three. Woody Point is the slowest and has the fewest sales, which fits its higher price point. Margate again sits between them.
What do houses rent for?
- Clontarf: $675/wk
- Margate: $650/wk
- Woody Point: $640/wk
Here's the interesting bit for investors. Clontarf has the lowest house median of the three but the highest median rent. Woody Point is the opposite: the highest price and the lowest rent. If rental return matters more to you than capital growth, that's worth a close look. If you want a starting figure for your own place, a rental property appraisal gives you a local, specific number.
And units?
Units tell a different story again.
- Woody Point: $956k median, up 15.0%, 21 days, $585/wk, 56 sold
- Margate: $939k median, up 23.5%, 25 days, $530/wk, 34 sold
- Clontarf: $845k median, up 3.0%, 15 days, $528/wk, 34 sold
Margate units matched Redcliffe 4020 units with growth of 23.5%. Clontarf units, the cheapest of the three, grew just 3.0%, even though they sold fastest at 15 days. Woody Point had the most unit sales and the highest unit rent.
So the suburb that leads for houses doesn't necessarily lead for units. Look at the property type you're actually buying.

What's each suburb like?
Woody Point faces Bramble Bay and has the Woody Point Jetty. It has the highest prices of the three and the slowest sales, which points to a smaller, more selective buyer pool.
Margate has Margate Beach. It had strong growth for both houses and units over the last year, and it's the steady middle option: not the cheapest, not the dearest, not the fastest, not the slowest.
Clontarf is the first suburb you reach coming over the Houghton Highway and Ted Smout bridge from Brisbane's northside. It's the busiest of the three, the quickest to sell, and has the highest house rents.
What should you watch out for?
Medians are a guide, not a valuation. Each of these suburbs has streets close to the water and streets further back, older homes and renovated ones. A single suburb median can hide a big range.
It's also worth remembering that the sales numbers here aren't huge. Clontarf, Margate and Woody Point each had between 105 and 153 house sales in the last 12 months, and only 34 to 56 unit sales. A handful of high or low sales can move a median. Use these figures to narrow your search, then look at recent sales on the streets you're actually considering.
Which one suits you?
- Buying to live, near the water: Woody Point, if the budget stretches and you can wait for the right home.
- Buying for rental return: Clontarf houses, with the highest rent and lowest median of the three.
- Buying a unit for growth: Margate units had the strongest year, though past growth doesn't promise future growth.
- Selling and wanting a quick result: Clontarf, where houses sold in a median 17 days.
