Redcliffe Peninsula property market update, October 2026

Aerial view of Redcliffe and Suttons Beach

Prices are still rising right across the Redcliffe Peninsula. House values grew in every suburb over the past year, units grew even faster in most of them, and the quickest sales are happening in Kippa-Ring and Rothwell. Here's the suburb-by-suburb picture, so you can see exactly where your street sits.

All figures are from CoreLogic, August 2026. Median values are at August 2026, growth is the 12-month change in median value, and days on market, rent and number sold cover the last 12 months. Unit figures are only shown where 20 or more units sold.

What are house prices on the Redcliffe Peninsula right now?

Here are median house values, growth, days on market, weekly rent and the number of houses sold for each suburb, from highest median to lowest.

  • Newport 4020: $1.59m, up 10.4%, 46 days on market, $850/wk rent, 179 sold
  • Scarborough 4020: $1.37m, up 15.1%, 29 days, $720/wk, 152 sold
  • Woody Point 4019: $1.13m, up 9.9%, 29 days, $640/wk, 105 sold
  • Margate 4019: $1.09m, up 15.8%, 23 days, $650/wk, 137 sold
  • Redcliffe 4020: $1.07m, up 11.0%, 20 days, $650/wk, 145 sold
  • Clontarf 4019: $1.07m, up 16.6%, 17 days, $675/wk, 153 sold
  • Rothwell 4022: $1.02m, up 16.5%, 14 days, $650/wk, 97 sold
  • Kippa-Ring 4021: $971k, up 14.4%, 14 days, $650/wk, 135 sold

Kippa-Ring is now the only Peninsula suburb where the median house is still below seven figures. Newport, with its canal homes, sits well clear at the top.

Which Redcliffe Peninsula suburbs grew the most?

For houses, the strongest growth came from the more affordable suburbs, not the waterfront ones.

  • Clontarf led at 16.6%, just ahead of Rothwell at 16.5%
  • Margate (15.8%), Scarborough (15.1%) and Kippa-Ring (14.4%) followed
  • Redcliffe (11.0%), Newport (10.4%) and Woody Point (9.9%) grew more slowly, though still solidly

The pattern makes sense. Buyers stretched by Peninsula prices have pushed into the suburbs where the entry point is lower, and those suburbs have caught up quickly. Clontarf, at the Peninsula end of the Houghton Highway and Ted Smout bridge, and Rothwell have both had a big year.

Are units or houses growing faster on the Peninsula?

Units, in most suburbs, and by a wide margin. Here's the unit market where 20 or more sold:

  • Kippa-Ring: $727k, up 23.7%, 12 days, $550/wk, 51 sold
  • Redcliffe: $970k, up 23.5%, 22 days, $620/wk, 136 sold
  • Margate: $939k, up 23.5%, 25 days, $530/wk, 34 sold
  • Woody Point: $956k, up 15.0%, 21 days, $585/wk, 56 sold
  • Scarborough: $1.14m, up 12.8%, 35 days, $650/wk, 104 sold
  • Clontarf: $845k, up 3.0%, 15 days, $528/wk, 34 sold
  • Newport: $1.45m, down 0.1%, 70 days, $800/wk, 27 sold

Rothwell didn't have enough unit sales to report.

Units in Kippa-Ring, Redcliffe and Margate all grew by 23.5% or more, well ahead of houses in the same suburbs. Redcliffe's unit market is also busy, with 136 sold, close to the 145 houses sold. In Redcliffe, home to Redcliffe Parade and Suttons Beach, the median unit is now $970k.

The exceptions are Clontarf, where units barely moved at 3.0%, and Newport, where units went slightly backwards at down 0.1% and took 70 days to sell. If you own a unit in either suburb, pricing carefully matters more than it does elsewhere.

How long does it take to sell on the Redcliffe Peninsula?

Days on market tells you how quickly buyers are committing once a home is listed. For houses:

  • Fastest: Kippa-Ring and Rothwell, both 14 days
  • Clontarf 17 days, Redcliffe 20 days, Margate 23 days
  • Scarborough and Woody Point, both 29 days
  • Slowest: Newport, 46 days

Newport takes longer for a simple reason: at a $1.59m median, there are fewer buyers who can play at that level, and canal homes vary so much that each one needs the right buyer. A longer campaign there is normal, not a warning sign.

For units, Kippa-Ring was fastest at 12 days, followed by Clontarf at 15 days. Newport units were slowest at 70 days.

What does it cost to rent on the Redcliffe Peninsula?

House rents sit in a tight band across most of the Peninsula. Redcliffe, Kippa-Ring, Margate and Rothwell all have a median of $650/wk. Woody Point is $640/wk, Clontarf $675/wk, Scarborough $720/wk and Newport $850/wk.

Unit rents range more widely, from $528/wk in Clontarf and $530/wk in Margate up to $650/wk in Scarborough and $800/wk in Newport. Redcliffe units rent for $620/wk, close to the house median.

What does this market mean if you're thinking of selling?

Most Peninsula suburbs are selling in under a month, with values up on last year. That's a good position for sellers, but it isn't a reason to skip the basics. Pricing still decides how quickly you sell, especially in Newport and Scarborough where campaigns run longer.

What does it mean if you're buying?

Expect competition, particularly in the faster suburbs like Kippa-Ring, Rothwell and Clontarf, and for units in Kippa-Ring, Redcliffe and Margate. Homes that are priced well don't sit around for long, so having finance ready before you inspect makes a real difference.

Kippa-Ring is the Peninsula's most affordable suburb for both houses and units, and also the fastest moving. We've looked at it in detail in Kippa-Ring 4021 house prices, rents and demand.
