Property management fees in Moreton Bay for 2026

Property management in Moreton Bay is usually charged as a percentage of the rent collected, plus a handful of other fees for letting, marketing and admin. LocalAgentFinder puts the Queensland average management fee at around 7.5% of rent, with a letting fee of about one week's rent. But the headline percentage is only part of the cost. To compare agencies properly, you need the full fee schedule and a clear list of what each fee covers.

What fees do property managers charge in Moreton Bay?

Most agencies in Redcliffe, North Lakes, Caboolture and the rest of Moreton Bay use some mix of these:

  • Management fee: a percentage of the rent collected, usually quoted including GST. This is the main ongoing cost.
  • Letting fee: charged when a new tenant is found. Often around a week's rent.
  • Advertising or marketing: photos, floor plans and the realestate.com.au listing to find a tenant.
  • Lease renewal fee: charged by some agencies when an existing tenant signs a new lease.
  • Routine inspection fee: a flat fee per inspection at some agencies, included in the management fee at others.
  • Admin or statement fees: monthly admin charges, end of financial year statements and postage.
  • Tribunal attendance: a fee if your manager has to represent you at QCAT.

Not every agency charges all of these. That's why a low management percentage can still end up costing more once the extras are added.

What is included in a property management fee?

The ongoing management fee usually covers the day-to-day running of your rental:

  • Collecting rent and following up arrears
  • Paying bills from the rent, such as rates, water and strata, if you ask
  • Organising repairs and maintenance with your approval
  • Routine inspections and reports. In Queensland these can happen no more than once every three months, with at least 7 days' notice to the tenant
  • Rent reviews. In Queensland rent can only be increased once every 12 months
  • Handling tenant questions, notices and breaches
  • Keeping on top of compliance, such as smoke alarms, pool safety and the minimum housing standards
  • Monthly owner statements and an end of financial year statement

Finding a new tenant is usually charged separately through the letting and marketing fees. Ask each agency for a written list of what's in the management fee and what's billed on top.

What does rental marketing cost with Kindred?

Kindred's rental marketing is priced by suburb and includes professional photography, a 3D virtual tour and floor plan ($249) plus a realestate.com.au listing. The total ranges from $397 in suburbs like Caboolture, Morayfield, Narangba and Deception Bay to $457 in suburbs like Redcliffe, Scarborough, North Lakes and Kallangur, including GST. Check your suburb on our pricing and fees page.

For the ongoing management fee, our management fee calculator works out what you'd pay with Kindred based on your weekly rent, and lets you compare it with your current agency.

How do you compare property management fees fairly?

Add up a full year, not just the percentage. For each agency, work out:

  • The management fee on a year's rent
  • Any fixed monthly or yearly admin fees
  • The inspection fees for four inspections a year
  • The letting and marketing cost each time you need a new tenant
  • Any lease renewal fee

Then weigh that against performance. One extra week of vacancy on a $650/wk rental costs you $650. A tenant who falls behind and isn't followed up quickly can cost far more. A manager who fills vacancies fast and keeps arrears low can be worth a slightly higher fee.

Are property management fees tax deductible?

For investment properties, property management fees are generally a deductible expense against your rental income. Your end of financial year statement from your property manager will list them. Check with your accountant for your own situation.

Questions to ask about fees before you sign

  • Is your management fee quoted including GST?
  • What exactly does the management fee include?
  • What do you charge to find a new tenant, including marketing?
  • Do you charge for lease renewals, inspections or monthly admin?
  • What's your rent arrears rate and average time to lease?
  • Are there any fees to switch to you, or to leave?

Frequently asked questions

What is the average property management fee in Queensland?

LocalAgentFinder's 2026 guide puts the Queensland average at around 7.5% of the rent, with a letting fee of about a week's rent. Fees vary between agencies and suburbs, so get a written quote.

Is a cheaper property manager better value?

Not always. Vacancy and arrears usually cost owners more than the difference between fee percentages. Compare the full yearly cost and the agency's performance numbers together.

Can I negotiate property management fees?

Often, yes, especially if you own more than one property. Make sure a lower fee doesn't come with less service or more charges elsewhere.

Are there fees to switch to Kindred?

No. Kindred doesn't charge any fees to switch your property management to us. Read our guide on how to change property managers in Queensland for how the process works.
