A good property manager on the Redcliffe Peninsula fills vacancies quickly, keeps rent arrears low, answers you and your tenants fast, and tracks every maintenance job. The best way to choose one is to ask for those numbers directly and compare the answers. Here's what to look for, what rents look like across the Peninsula, and a checklist of questions to take into any meeting.
What rent can you expect on the Redcliffe Peninsula?
Median weekly rents for houses over the last 12 months (CoreLogic, August 2026):
- Newport 4020: $850/wk
- Scarborough 4020: $720/wk
- Clontarf 4019: $675/wk
- Redcliffe 4020, Kippa-Ring 4021, Margate 4019 and Rothwell 4022: $650/wk
- Woody Point 4019: $640/wk
And for units, where 20 or more sold:
- Newport: $800/wk
- Scarborough: $650/wk
- Redcliffe: $620/wk
- Woody Point: $585/wk
- Kippa-Ring: $550/wk
- Margate: $530/wk
- Clontarf: $528/wk
These are medians. A renovated house near Suttons Beach or a unit with Bramble Bay views can sit well above them. A rental appraisal will tell you what your specific property should rent for. What should a property manager actually do for you?
At its simplest, a property manager protects your income and your asset. That means:
- Setting the right rent and finding a good tenant quickly
- Collecting rent and chasing arrears early
- Organising maintenance and making sure it's actually completed
- Doing routine inspections and reporting back clearly
- Handling lease renewals, rent reviews and tenant changes
- Keeping you on the right side of Queensland tenancy rules
Most of that is invisible when it's done well. You notice when it isn't: unanswered emails, a vacant property, or a tenant months behind on rent.
What questions should you ask a property manager?
Take this checklist into every meeting. A good manager will answer each one without hesitating.
- How many properties do you manage, and how many does each property manager look after?
- What is your current rent arrears rate?
- How long does it take, on average, to lease a vacant property?
- How quickly will you respond to me, and to my tenant?
- How is maintenance logged, approved and followed up?
- Will I see photos and notes from routine inspections?
- Who checks your work, and what happens if my property manager leaves?
- What are all your fees, including letting, inspection and admin charges?
- How do you decide when to recommend a rent increase?
- Do you know my suburb, and what similar properties nearby are renting for?
If an agency can't give you real numbers for arrears, leasing time and response time, that tells you something.
What numbers should a good property manager share?
Three numbers tell you most of what you need to know: arrears, leasing time and response time. Here are Kindred's, so you have something to compare against:
- Rent arrears rate: 1.2%
- Vacant properties leased: in 9 days on average
- Response time: a 6-hour response commitment
- Scale: 700+ properties managed across Moreton Bay
Every maintenance job is logged and tracked, so nothing gets lost between a tenant's request and the tradie's invoice. A Head of Property Management also reviews performance, which means there's someone senior watching the numbers, not just the individual manager.
Ask other agencies for the same figures. Comparing like with like is the fairest way to choose.
How much does property management cost on the Peninsula?
Fees are usually a percentage of the rent collected, plus some one-off or recurring charges such as letting fees, inspection fees and admin fees. The headline percentage rarely tells the whole story, so ask for a full fee schedule in writing.
The cheapest manager isn't always the best value. A few extra weeks of vacancy, or a tenant who falls behind on rent, can cost far more than the difference in fees. You can compare the real cost with our property management fee calculator.
When is it time to change property managers?
Most landlords put up with poor service for too long, because switching feels like a hassle. In reality, it's mostly paperwork your new manager handles. Signs it's time to look around:
- You regularly chase your property manager for updates, rather than the other way around
- Repairs drag on, or you find out about problems from your tenant first
- Your property has sat vacant longer than similar homes nearby
- Rent hasn't been reviewed in line with the local market
- Inspection reports are thin, late or missing photos
- Your property manager keeps changing and nobody seems to know your property
If two or three of these sound familiar, it's worth running through the checklist above with another agency.
Does local knowledge matter?
Yes. Rents vary noticeably across the Peninsula, from $640/wk for a house in Woody Point to $850/wk in Newport. A manager who knows the streets near the Woody Point Jetty, the canals in Newport and the train line at Kippa-Ring will set a more accurate rent and find tenants faster.
