Newport canal homes take longer to sell than most of the Peninsula, and that's normal. Houses in Newport 4020 sold in a median of 46 days over the last 12 months, against 20 days in Redcliffe 4020 and 14 days in Kippa-Ring 4021 (CoreLogic, August 2026). Values are still rising, with the house median up 10.4% to $1.59m. The extra time comes from the price point and the type of buyer, not from a lack of demand.
Newport by the numbers
- Houses: $1.59m median value, up 10.4%, 46 days on market, $850/wk median rent, 179 sold
- Units: $1.45m median value, down 0.1%, 70 days on market, $800/wk median rent, 27 sold

Newport has the highest house median on the Redcliffe Peninsula, ahead of Scarborough at $1.37m. It also had more house sales than any other Peninsula suburb, with 179 sold. That's not a slow market. It's a market with a lot of high-value stock moving through it.
Why do canal homes take longer to sell?
Three reasons, and none of them should worry a seller who plans for them.
Fewer buyers can afford them. At a $1.59m median, the pool of buyers is smaller than for a $971k home in Kippa-Ring. Fewer buyers means it takes longer for the right one to come through the door.
The buyer is choosing a lifestyle, not just a house. Newport's canals give water access to Moreton Bay. Buyers who want that are often comparing boat access, frontage and outlook across several homes, and they take their time doing it.
There's more to check. Canal buyers look at things a standard house buyer doesn't: the water frontage, any jetty or pontoon, how easy it is to get out to the bay. More questions means more back and forth before a contract.
What's going on with Newport units?
Units are the softer part of the Newport market. The median value of $1.45m was down 0.1% over the year, essentially flat, and units took a median 70 days to sell. Only 27 sold.
Compare that with units across the rest of the Peninsula. Redcliffe 4020 units grew 23.5% and sold in 22 days. Kippa-Ring units grew 23.7% and sold in 12 days. Newport units are priced close to Newport houses, so buyers at that budget often weigh up a house with its own canal frontage instead. If you're selling a unit here, price and presentation matter even more than usual.
How should you price a canal home?
Pricing is where most long campaigns are won or lost. A few principles:
- Use canal sales, not suburb medians. The $1.59m median is a useful marker, but a waterfront home should be compared with other recent canal sales of a similar size, frontage and condition.
- Don't price for the buyer you hope for. With a 46-day median, it's tempting to start high and wait. In practice, buyers at this level are well informed. An overpriced home gets inspected, compared and passed over.
- Plan for the full campaign. Expect the right buyer to take a few weeks to show up, and build your moving plans and finance around that.
- Get a second view on the fees, too. The agent commission calculator shows what you'd pay on a sale at your price point.
How do you present a canal home so it sells?
Canal buyers are buying the water as much as the walls. Your marketing has to show them what life there looks like.
- Photograph the water first. The view from the living area, the frontage, the outlook at sunset. That's the shot that stops someone scrolling.
- Tell the bay story. If you can get from your back door to Moreton Bay by boat, say so clearly and show it.
- Have the paperwork ready. Buyers will ask about the frontage, any jetty or pontoon, and anything else that comes with a waterfront block. Answers on hand keep momentum.
- Look after the outdoor areas. Decks, entertaining spaces and the yard to the water get more attention here than the spare bedroom.
What does a longer campaign cost you?
A longer campaign can mean more marketing spend. With Kindred, there's $0 upfront marketing, and you pay at settlement. You'll also get your appraisal and selling plan, with fees, before we meet, so you know the full cost before you commit.
Our Buyer Network team answers buyer enquiries 7 days, so no canal buyer waits until Monday for an answer. And before your home goes live, we introduce it to active buyers already in Kindred's database, which can shorten the wait for the right one.
