What to do if your real estate agent is not communicating

Duplex homes in Moreton Bay

If your real estate agent in Moreton Bay isn't communicating, put your concerns in writing, give them a clear deadline to respond, then escalate to the agency's licensee if nothing changes. If you're selling, check your PO Form 6 for when your appointment ends. If you're a landlord, you can usually end the appointment with 30 days' written notice. Serious conduct issues can go to the Queensland Office of Fair Trading, and disputes over money can go to QCAT. Most problems are fixed well before that point.

What counts as poor communication from an agent?

Every agent has a busy week. It becomes a problem when it's a pattern. Common signs:

  • Calls and emails go unanswered for days
  • You find out about offers, inspections or feedback late, or not at all
  • There's no regular update on your campaign or your rental
  • You hear about problems from your buyer, tenant or neighbour first
  • Your agent changes and nobody tells you
  • Answers are vague when you ask about price, fees or next steps

Step 1: Write down what's happening

Keep a simple record: the date you got in touch, how (call, text, email), what you asked and whether you got a reply. It takes the emotion out of the conversation and gives you something concrete if you need to escalate.

Step 2: Raise it directly, in writing

Email your agent. Be specific about what you need, how often you'd like updates and by when you expect a reply. For example: "I'd like a written update every Monday on inspections, feedback and offers. Please confirm by Friday." Many communication problems come down to expectations that were never agreed.

Step 3: Escalate to the licensee

Every Queensland real estate agency has a licensee in charge, often the principal or director. They're responsible for how the agency's staff deal with you. If your agent doesn't fix the problem, email the licensee with your record of what's happened and what you want done.

Step 4: Know when your appointment ends

Your options depend on what you've signed. Check your PO Form 6.

  • Selling: a sole or exclusive appointment to sell a home can't run longer than 90 days in Queensland. When it ends, you can choose a different agent. Ending it before then normally needs your agent's agreement in writing, so read your appointment carefully. Also check its terms on commission if a buyer the first agent introduced buys later.
  • Renting out your property: a continuing property management appointment can usually be ended with 30 days' written notice, and your tenant stays put. Our guide on how to change property managers in Queensland walks through it.

Step 5: Make a formal complaint if you need to

If the issue is about conduct, not just slow replies, you can take it further:

  • Office of Fair Trading Queensland: handles complaints about how licensed property agents behave, such as misleading information or mishandled trust money. Visit qld.gov.au/fairtrading or call 13 74 68.
  • QCAT: the Queensland Civil and Administrative Tribunal deals with disputes over money, such as commission or fees.

What if you're renting and your property manager won't reply?

Put your request in writing and keep a copy, especially for repairs. For urgent problems like a burst pipe or no hot water, Queensland rules list emergency repairs, and your tenancy agreement names who to contact. If you can't sort a dispute with your property manager directly, the Residential Tenancies Authority (RTA) offers a free dispute resolution service.

What should good communication look like?

Before you sign with any agent, ask how they'll keep you informed. A good answer includes:

  • How fast they reply, and on which days they work
  • Who covers when your agent is away
  • How often you'll get updates, and what's in them
  • How you'll hear about offers, feedback and problems

Frequently asked questions

How long should a real estate agent take to reply?

There's no legal deadline, but a same-day reply on business days is a fair expectation, and faster during a sales campaign when offers are coming in.

Can I sack my real estate agent in Queensland?

It depends on your appointment. A sole or exclusive sales appointment can't run longer than 90 days, and ending it early usually needs your agent to agree in writing. A property management appointment can usually be ended with 30 days' written notice.

Who do I complain to about a real estate agent in Queensland?

Start with the agency's licensee. For conduct issues, contact the Office of Fair Trading Queensland. For disputes over money, QCAT.

Does changing agents mean starting again?

For a rental, no. The lease and bond stay the same. For a sale, a new agent will usually refresh the campaign, often with new photos and a fresh launch to buyers.
